Building Features


Many of the Vineyard Hills condominiums include two-story offices at the front and a 26-foot-high flex area in the rear. The flex area can be used for additional offices, lab space, warehousing, distribution, light manufacturing, high tech operations or numerous other uses. Properties located at the ends of some buildings are built out as all-office without the flex area in the rear. These properties are either one or two stories.

The properties are situated in five separate buildings. Adjacent properties can be easily combined into larger units. Private parking is provided at 4 spaces per 1,000 square feet of office area and 1 space per 1,000 square feet of flex area. Each unit is exclusive, private and self-contained and parking spaces are deeded to each unit.

Offices are fully carpeted and equipped with a panelized ceiling system with integrated prismatic lighting and a heating and air conditioning system. The second floors offer dramatic views and are appropriate for offices, conference areas, laboratories, storage or other uses. All interior walls are finished and painted. High-speed Internet, LAN cable, and telephone outlets are positioned throughout the first and second floor office areas.

Two first-floor full restrooms built in compliance with ADA regulations are included in the larger properties. In the rear, each Vineyard Hills flex property includes either a roll-up truck door or at the owner’s expense, glass windows and a glass access door, for companies that require all-office or laboratory applications.

Upon closing, the buyer’s unit will be finished and ready for immediate occupancy. Due to varying company requirements, the internal office walls are not included, but Vineyard Hills offers the owners a choice of various interior improvement plans. In addition, several highly regarded local contractors are available to construct custom interior improvements. The build-out costs for each plan are available upon request.

OPTIONAL MODIFICATIONS

Rear Windows / Doors: The flex properties have roll-up doors. Flex properties can be fitted with storefront windows. There are no rear doors to the office units.

Floor Covering in Flex Area: Commercial carpeting or hard-surface flooring can be installed throughout the Flex Area. If the Flex Area is being used entirely for office purposes, the same carpet that is already installed in the front two-story office areas could be installed in the rear.
